The web cam is a great tool. If you see white caps starting to form on the channel marker you know you are probably good to go.

It seems like you need to subtract 10-15 knots from the wind reading to get a realistic wind value for riding, windsurfing. I'm guessing the wind measuring equipment is on top of the roof.
